Rent per Square Foot Calculator
Short answer
Divide rent by area to get dollars per square foot, or multiply a rate by area to get total rent. Example: $2,000 per month ÷ 800 sq ft = $2.50 per sq ft. In reverse: $2.50 per sq ft × 1,000 sq ft = $2,500 per month. Use the same figure to compare homes of different sizes fairly.

Headline rent alone does not tell you whether a home is good value for its size. Rent per square foot puts homes of different sizes on the same basis. This calculator works both ways: from a known rent and area to a rate, and from a rate and area to a rent.

Calculate rent per square foot
Formula
Rent per square foot: monthly rent ÷ area in square feet. Total rent: rate per square foot × area in square feet.
Worked example
Rate direction: $2,000 ÷ 800 sq ft = $2.50 per sq ft. Reverse direction: $2.50 × 1,000 sq ft = $2,500 per month. The same rate applied to a larger home gives a higher total rent — that is the point of the comparison.
Limitations
- The result is only as good as the area figure. Listed areas may measure differently (usable vs gross area, inclusion of balconies or shared space) — confirm how the area was measured before comparing.
- Rent per square foot does not capture condition, location, amenities, or included utilities. Use it alongside the Rent Compare Calculator for a full cost comparison.
- Rates are normally quoted per month in US rentals; if a listing quotes annually, divide by 12 first.
Sources
- No state per-square-foot law is asserted on this page; the calculation is pure arithmetic on the figures entered.

Frequently asked questions
What is a good rent per square foot?
There is no universal good figure — it varies by city, neighborhood, and building type. Compare homes in the same area rather than against a national benchmark.
Should I use usable or gross area?
Use the same basis for every home you compare, and check how each listing measured its area. Mixed bases make the comparison meaningless.
Is this the same as comparing total rents?
No. Total rent favors smaller homes; rent per square foot adjusts for size so a larger home is not penalized simply for being larger.
