Net Effective Rent Calculator

Short answer

Effective rent spreads concessions across the whole lease. Example: $2,000 face rent, 12 months, one free month ($2,000 concession) = ($24,000 − $2,000) ÷ 12 = $1,833.33 effective rent per month. You still pay $2,000 in the months that are not free — the effective figure is an average, not a monthly bill.

A listing that advertises a low effective rent may still charge a higher face rent each month, with the discount delivered as free months or a one-time concession. Net effective rent makes that deal comparable with a straightforward lease at a single monthly figure — but it must not be mistaken for the amount due each month.

Calculate net effective rent

Formula

Gross total: face monthly rent × lease term. Total concessions: (free months × face rent) + other concession value. Net effective rent: (gross total − total concessions) ÷ lease term.

Worked example

Face rent $2,000, 12 months, 1 free month, no other concession. Gross total: $2,000 × 12 = $24,000. Concessions: 1 × $2,000 = $2,000. Net total: $22,000. Net effective rent: $22,000 ÷ 12 = $1,833.33 per month. In the 11 non-free months the tenant still pays $2,000.

Limitations

  • Effective rent is an average. It does not change the monthly amount actually due, the timing of free months, or whether a concession is forfeited if the lease ends early — check the lease.
  • Concessions that are not cash-equivalent (for example, a service or amenity) may be valued differently by different parties; only enter a value you can support from the lease or offer.
  • This tool does not account for rent increases during the term, fees, or utilities.

Frequently asked questions

Is net effective rent what I pay each month?

No. It is the average monthly cost across the lease after concessions. In non-free months you pay the face rent.

What counts as a concession?

Free months, waived fees, cash credits, and similar incentives stated in the lease or offer. Enter only concessions the lease actually grants.

Why do landlords advertise effective rent?

Because it makes a lease with concessions look cheaper than a straightforward lease at the face rent. Comparing effective rents side by side is fairer — but always check the face rent too.
