Quarterly Rent Calculator

Short answer

Quarterly rent is the monthly rent paid every three months instead of every month. Example: $1,800 per month × 3 = $5,400 per quarter, and $21,600 per year either way. Quarterly payment is a payment schedule, not a discount — unless your lease expressly says otherwise, the annual total is the same.

Some leases, especially for longer or furnished rentals, ask for rent quarterly rather than monthly. The arithmetic is simple, but the cash-flow effect is not: fewer, larger payments change when money leaves your account even though the yearly total does not change.

Convert monthly rent to quarterly rent

Formula

Quarterly rent: monthly rent × 3. Annual rent: monthly rent × 12, which equals quarterly rent × 4.

Worked example

$1,800 per month. Quarterly: $1,800 × 3 = $5,400 every three months. Annual: $1,800 × 12 = $21,600, the same as $5,400 × 4. Monthly payments would be 12 × $1,800 = $21,600 — identical in total, different in timing.

Limitations

  • This tool assumes rent is unchanged across the year. A rent increase, concession, or partial quarter would change the figures — check the lease.
  • Quarterly payment is not a discount and does not reduce the annual total unless the lease expressly grants one.
  • Due dates, grace periods, and late-fee rules for quarterly payments depend on the lease and local rules; check the official source for your city and state.

Sources

  • No state quarterly-payment law is asserted on this page; the payment schedule is set by the lease.

Frequently asked questions

Is quarterly rent cheaper than monthly rent?

Not by itself. The same monthly rent paid quarterly gives the same annual total. It is cheaper only if the lease grants a discount for quarterly payment.

How many quarterly payments are there in a year?

Four: one every three months.

What if I move out mid-quarter?

The lease should say whether the final quarter is prorated. This calculator does not prorate — use the Prorated Rent Calculator for a partial period and check the lease.
