Mid-Term Rental Calculator

Short answer

Convert the rate to a monthly equivalent, add utilities, then multiply by the stay and add one-time fees. Example: $90 per night, 3 months, $150 cleaning, $100 per month utilities = $2,800 per month and $8,550 for the stay. This is a stay-pricing tool, not a short-term nightly-pricing tool and not a move-in cash total.

Mid-term rentals sit between short stays and year-long leases — typically stays of about one to twelve months. Hosts may quote nightly or weekly, so the monthly cost is not obvious until the rate is converted. This calculator makes that conversion explicit and keeps one-time fees separate from recurring monthly costs.

Price a mid-term stay

Formula

Nightly to monthly: nightly rate × 30 days. Weekly to monthly: weekly rate × 52 ÷ 12. Total monthly cost: monthly equivalent + monthly utilities. Total stay cost: total monthly cost × months + cleaning fee + other one-time fees.

The 30-day conversion is a pricing convention used here so nightly and weekly quotes can be compared; a host who bills by calendar month or by exact nights may charge differently — check the booking terms.

Worked example

$90 per night, 3 months, $150 cleaning, $0 other fees, $100 per month utilities. Monthly equivalent: $90 × 30 = $2,700. Total monthly cost: $2,700 + $100 = $2,800. Total stay cost: $2,800 × 3 + $150 = $8,550.

Limitations

  • The nightly × 30 and weekly × 52 ÷ 12 conversions are conventions for comparison, not a billing rule. Exact-night billing, calendar-month billing, discounts for longer stays, taxes, and platform fees can change the real total.
  • This tool prices the stay only. It does not total move-in cash (deposit, first/last month) — see the Move-in Cost Calculator for that.
  • Stays of under a month or over 12 months are outside this tool's stated range; a different pricing basis may apply.

Frequently asked questions

What counts as a mid-term rental?

A stay of roughly one to twelve months — longer than a short vacation stay and shorter than a typical year-long lease. The exact boundary depends on the host, platform, or lease.

Why multiply a nightly rate by 30?

So a nightly quote can be compared with a monthly quote. It is a comparison convention, not a promise of how a host bills.

Does this include a deposit?

No. Deposits and first/last month payments are move-in cash, not stay pricing — use the Move-in Cost Calculator for those.
